A request for a Conditional Use Permit requires one (1) public hearing before the Planning Commission.Processing time is normally eight (8) to twelve (12) weeks, however, it is dependent upon the number of similar requests before the City.


A request for Rezone or General Plan Amendment requires (1) public hearing before the City's Planning Commission and two (2) hearings before the City Council. Zone changes become effective thirty (30) days following the final action. A request for a General Plan or Specific Plan Amendment requires one (1) public hearing before the City's Planning Commission and one (1) hearing before the City Council. Processing time is normally fourteen (14) to eighteen (18) weeks, however, it is dependent upon the number of similar requests before the City.


A request for a Certified Temporary Farmers Market Permit requires approval by the Planning Director and a public notice.Following a public notice, the Planning Director may approve the requested permit, subject to conditions of approval. The action of the Planning Director to grant the Temporary Certified Farmers’ Market Permit shall be final unless appealed to the City Council.


A request for an Annexation or a change in the City’s Sphere of Influence in conjunction with a request for annexation requires one (1) public hearing before the City's Planning Commission and one (1) hearing before the City Council. A change in the Sphere of Influence or an annexation do not become effective until after approved by the Placer County Local Agency Formation Commission (LAFCo).


A request for a Development Agreement requires one (1) public hearing before the City's Planning Commission and two (2) public hearings before the City Council.Processing time is normally twelve (12) weeks, however, it is dependent upon the number of similar requests before the City.


For commercial tenants and businesses, who wish to have Commercial Plaza Events or promotional displays occur at their permanent location, it is required that they submit their request ten (10) working days in advance of the proposed activity. The approval of a request will be based on the criteria indicated on the back of this form. The processing time is normally two (2) days. No application will be accepted for processing until the information listed below is submitted to the satisfaction of the Planning & Redevelopment Department.
